We open 8.30am - 3.30pm Monday - Saturday. There is scope to increase profit by opening longer. It is run by myself and 2 part-time employees. We serve good coffee and home baking as well as light lunches, sandwiches etc. The lease is £433 per month and rates are £70 per month (rates will reduce after April under the small business bonus scheme - 80% reduction) The coffee shop is fully equipped. All equipment is included in the sale with the exception of the coffee machine which is on lease -£106 per month.The property is leased until Nov 2011 this could be extended.The next rent review is in May 2009. It is an easily run small business and would be an ideal first business.WE have only been trading for 10 months and business is steadily increasing. Ayr is a busy seaside town and attracts lots of tourists and business is likely to increase considerably in the next few months.
